The brief

Short answer

Fill machine hours, not just the phone. Win the Map Pack for land clearing and mulching searches, bid on service terms while blocking equipment shoppers, and build steady accounts with builders, land brokers and landowners using cost-share or wildfire programs. Price every lead against what a billed hour earns after fuel, wear and hauling.

  • Fact 01Clearing land costs $1,200 to $8,000 per acre on average, and forestry mulching costs $500 to $1,000 or more per acre, per HomeGuide cost data.2
  • Fact 02In a 2020 Texas A&M AgriLife survey, custom bulldozer land clearing averaged $131.20 per hour statewide across 88 responses, including operator, machine and fuel.3
  • Fact 03A Clean Water Act stormwater permit is required for construction activity, including clearing, that disturbs 1 acre or more of land.6
  • Fact 04In the third year of Community Wildfire Defense Grants, the Forest Service received 573 applications requesting more than $1.6 billion and selected 58 proposals totaling $200 million.7
  • Fact 05Texas rules require outdoor burns to start no earlier than one hour after sunrise and forbid starting one when winds are forecast below 6 mph or above 23 mph.13

Land clearing is an equipment business that happens to need leads. The machine costs the same each month whether it runs 40 hours or 140, so the real question is not “how do I get more calls” but “how do I keep the mulcher and the dozer billing.” The customers split three ways: rural landowners clearing brush and pasture, builders and developers who need lots ready for construction, and wildfire and conservation work paid in part by public programs. Each has its own channel and its own math.

02Chapter2 min

How do customers find a land clearing company today?

National search demand is modest. In the Strive analysis of Google Keyword Planner data from September 2025 to August 2026, 90 distinct terms were tracked1. “Forestry mulching” was the only one in the 10,000 to 100,000 monthly range. “Land clearing companies”, “land clearing contractors”, “land clearing services”, “land clearing near me”, “forestry mulching services” and “brush clearing near me” each sat in the 1,000 to 10,000 range1.

Google’s top-of-page bid estimates (high range) were highest on service terms: about $16.56 for “land clearing companies”, $16.00 for “land clearing contractors” and $13.82 for “land clearing near me”1. The national median across all 90 terms was $7.071. These are bid estimates for a click, not cost per lead.

Two patterns matter:

  • Equipment shoppers share your keywords. “Mulching head for skid steer”, “skid steer forestry mulcher” and “brush clearing equipment” all reached the 1,000 to 10,000 range1. Those searchers want to buy a machine, not hire one. They are also future competitors.
  • Only one state report cleared the data threshold: Texas1. There, “land clearing services” and “land clearing near me” were in the 1,000 to 10,000 range, and bid estimates ran higher than national: about $24.50 for “land clearing companies”, $22.31 for “forestry mulching services” and $18.65 for “land clearing near me”, with a median of $11.92 across the state’s terms1. Outside Texas, state-level data was too thin to publish.

03Chapter3 min

What is a land clearing customer and a lead worth?

HomeGuide publishes cost ranges from estimates on its own marketplace, so treat them as vendor data.

Table 03.1
JobTypical costSource
Land clearing, average per acre$1,200 to $8,000HomeGuide2
Light clearing (shrubs, small trees), per acre$1,200 to $2,500HomeGuide2
Moderate clearing, per acre$2,500 to $4,500HomeGuide2
Heavy clearing (dense, large trees), per acre$4,500 to $8,000HomeGuide2
1/4 acre lot$800 to $3,000HomeGuide2
5 acres$4,500 to $35,000HomeGuide2
Forestry mulching, per acre$500 to $1,000+HomeGuide2
Brush removal, per acre$800 to $3,000HomeGuide2

HomeGuide also notes that clearing one acre costs more per acre than clearing five, because once contractors mobilize their equipment they can work more efficiently across larger areas2. That is the economics of the trade in one line: hauling the machine is a fixed cost, so small jobs carry a heavy share of it.

Ranch work is often billed by the hour. In Texas A&M AgriLife’s 2020 custom rates survey, bulldozer land clearing averaged $131.20 per hour statewide across 88 responses, and clearing 50-foot fire breaks averaged $129.22 per hour, both including operator, machine and fuel3. The data is from 2020, so check current local rates.

Worked example 1: what one lead is worth

Illustrative inputs, not sourced benchmarks. Replace them with your own numbers.

  • Average job: $6,000 (for example, about 1.5 acres of moderate clearing, inside HomeGuide’s ranges2)
  • Leads that become a site visit: 70%
  • Site visits that become a signed job: 40%
  • Gross margin after fuel, wear, operator and hauling: 40%

Lead to job rate: 0.70 × 0.40 = 28%. Gross profit per job: $6,000 × 0.40 = $2,400. Gross profit per lead: 0.28 × $2,400 = about $672.

Now paid search in Texas. Assume an illustrative $20 per click, in line with Google’s Texas top-of-page bid estimates (high range) for service terms1, and 8% of clicks becoming a real lead. A lead then costs $250. That works on a $6,000 job. It does not work on a $1,000 brush job, where the same math gives about $112 of gross profit per lead.

Worked example 2: how many hours the machine must bill

Also illustrative. A mulcher or dozer has a fixed monthly cost and a variable cost per hour.

  • Fixed monthly cost (payment, insurance, trailer, shop): $4,500
  • Variable cost per running hour (fuel, wear parts, teeth, operator): $90
  • Billed rate per hour: $150

Contribution per billed hour: $150 minus $90 = $60. Break-even hours per month: $4,500 ÷ $60 = 75 billed hours.

Every billed hour above 75 is profit. Every hour below is a loss you pay for anyway. That changes how you judge leads:

  • Price mobilization separately. A half-day job 60 miles away can lose money even at a good hourly rate. Set a minimum charge or a haul fee.
  • Cluster jobs. Two jobs on the same road in the same week share one haul.
  • Keep a backlog. Two to three weeks of booked work smooths weather days and gaps between big jobs.
  • Teeth and wear are real. Rocky ground, hardwood and hidden debris wear a mulching head faster. HomeGuide notes rocks can damage equipment and slow work2. Ask about rocks, fences and old debris on the first call.

Google Business Profile and the Map Pack

Google says local results are mainly based on relevance, distance and popularity (the page’s heading for the third factor is “prominence”), that more reviews and positive ratings can help, and that there is no way to request or pay for a better local ranking5. List land clearing, forestry mulching, brush clearing, lot clearing and fire breaks as separate services. Before and after photos from the same spot are the best proof you can post.

Local Services Ads

There is no land clearing or excavation category in Google’s US list. Tree services and landscaping services are eligible categories4, so a company that also does tree work may qualify there, but only for those jobs. Do not expect LSA to carry acreage clearing.

Builders, developers and land brokers

Lot clearing for new construction is often the steadiest work. Many builders care about two things beyond price: schedule and erosion control. A Clean Water Act stormwater permit is required for construction activity that disturbs 1 acre or more, or less than 1 acre if it is part of a larger plan that will disturb 1 acre or more, and EPA counts clearing as construction activity6. A contractor who shows up with silt fence and understands the builder’s permit is easier to hire again.

Land brokers and agents who sell rural tracts meet buyers who want a homesite, a pasture or a view opened up. Many operators trade photos and quick estimates with a few brokers so the broker can show a buyer what clearing would cost.

Builder work often pays on net terms and is bid hard. Track days to payment by customer, not just margin.

Bid on service terms: “land clearing companies”, “land clearing near me”, “forestry mulching services”, “brush clearing near me”1. Add negatives for equipment and DIY: skid steer, head, attachment, rental, for sale, used, equipment1. Send clicks to a page with price ranges per acre, photos and a form that asks acreage, vegetation density, goal (homesite, pasture, trails, fire break) and access.

Cost-share and conservation programs

NRCS’s EQIP program provides technical and financial assistance to agricultural producers and forest landowners, and NRCS says applications are ranked and funded at key times throughout the year10. Two NRCS practice standards fit clearing companies:

  • Brush Management (Code 314) covers the management or removal of woody plants, including invasive and noxious ones8. It does not apply to removal of woody vegetation to change land use, which falls under a separate Land Clearing practice (Code 460)8.
  • Fuel Break (Code 383) is a strip or block of land where vegetation and debris are reduced to slow the spread of fire, and the standard calls for removing ladder fuels and thinning the overstory9.

By statute, EQIP payments for a practice may not exceed 75% of costs, and are increased to up to 90% for limited resource, socially disadvantaged, veteran and beginning farmers and ranchers11. Current rates are set in each state’s payment schedule10. The landowner applies, not the contractor. Your role is to be the crew NRCS staff and landowners know can do the work to the standard.

Wildfire mitigation programs

Community Wildfire Defense Grants are a $1 billion, five-year Forest Service program that helps communities plan for and reduce wildfire risk7. Funds can pay for Community Wildfire Protection Plans and for projects in plans less than 10 years old7. In the program’s third year, the Forest Service received 573 applications requesting more than $1.6 billion and selected 58 proposals totaling $200 million7. The grants go to communities and Tribes, and the projects they fund need crews, so watch county, Tribal and state forestry procurement for fuel reduction bids.

Lead marketplaces

Angi earns lead revenue from fees pros pay for consumer matches, regardless of whether the pro ends up doing the job17. That model fits small residential lots better than acreage work. Test for a set period and track jobs and gross profit per lead.

05Chapter3 min

Which licenses and rules affect land clearing marketing?

There is no single national license for land clearing. What matters is which services you sell and how you get rid of debris.

Herbicide work. If you sell brush spraying or stump treatment, the chemical side may need a license. The Texas Department of Agriculture licenses applicators who apply pesticides to agricultural land and rights-of-way16. Check your state before you advertise spraying.

Stormwater on construction sites. Clearing that disturbs 1 acre or more as part of construction needs a stormwater permit6. Ask the builder whose permit covers your work and what controls it requires, since your work has to fit the plan.

Burning (Texas). Texas allows on-site burning of trees, brush and other plant growth by the owner or a person the owner authorizes, when the material is generated only on that property, including plant growth from land clearing12. In counties in or tied to a designated nonattainment area, land clearing burns are allowed only when no practical alternative to burning exists12. Outside those counties, these burns must follow local ordinances and selected state conditions; inside them, the full set of state conditions applies1213. The conditions that apply in both cases include13:

  • Start no earlier than one hour after sunrise and finish the same day no later than one hour before sunset, attended while the fire is progressing.
  • Do not start when surface wind is predicted below 6 mph or above 23 mph during the burn.
  • Burn only when wind and weather keep smoke from harming roads, landing strips, navigable water or off-site structures with sensitive receptors.
  • Never burn electrical insulation, treated lumber, plastics, non-wood construction or demolition materials, heavy oils, asphalt materials or anything containing rubber.

In nonattainment counties, burns must also be downwind of, or at least 300 feet from, structures with sensitive receptors on adjacent property unless the occupant gives prior written approval1213.

During drought, a county judge or commissioners court can impose a burn ban that prohibits or restricts outdoor burning15. If your price assumes burning, say so in the estimate and name the backup (haul off or grind).

Burning (Florida). Florida requires authorization from the Florida Forest Service or its designated agent before pile burning of land-clearing debris that originates on site, and pile burning in violation of those rules is a second-degree misdemeanor14. The state also runs a certified pile burner program, and pile burning authorized by the Florida Forest Service may operate on the same site for 6 months or less14.

Rules differ by state and change, so confirm with your state forestry and air agencies, and talk to a lawyer where a rule decides the answer.

06Chapter1 min

When does land clearing demand peak?

Seasonality is not measured in the keyword data used here, and no reliable public seasonal series was found for this trade. What is known:

  • Weather stops machines. HomeGuide notes rain, snow or frozen ground can delay clearing and make sites unsafe for heavy equipment2.
  • Some areas restrict clearing during wildlife breeding periods2. Check local and state rules before you promise spring dates.
  • Burn bans follow drought15. In a dry season, quote haul-off or mulching instead of burning.
  • Program money follows funding cycles. EQIP ranking dates10 and grant rounds7 create bursts of funded work.

A common rule of thumb is to book builder and lot work as the base, and use acreage and program work to fill the gaps.

07Chapter1 min

What mistakes do land clearing companies make with leads?

  1. Buying equipment-shopper clicks. Mulcher and attachment searches share your keywords1. Add negatives on day one.
  2. Not charging for mobilization. Per-acre prices fall on larger jobs because crews work more efficiently once the equipment is on site2. Small far-away jobs need a minimum.
  3. Selling mulching for a building site. HomeGuide notes mulching is not suitable for building sites2. Match the method to the goal on the first call.
  4. Pricing in burning you cannot do. A burn ban or a nonattainment county can remove that option1215.
  5. Ignoring erosion control. Builders need sites that fit their stormwater permit6.
  6. Judging the machine by the month. Track billed hours against break-even, not just revenue.

08Chapter2 min

A 90-day plan for a small land clearing company

Plan 08.A / Days 1 to 90 3 phases

Days 1 to 30Know your numbers

  • Week 1: Calculate your fixed monthly cost per machine, variable cost per hour and break-even billed hours.
  • Week 1: Pull 12 months of jobs. Record job type (lot, acreage mulching, brush, fire break), acres, hours, haul distance, price, lead source and gross profit.
  • Week 2: Set a mobilization fee or minimum job and a per-acre price sheet by vegetation density2.
  • Week 3: Complete your Google Business Profile with each service and before and after photos5.
  • Week 4: Write your intake script: acreage, vegetation, goal, access, rocks or debris, burning or haul-off, and timeline.

Days 31 to 60Add demand

  • Launch one paid search campaign on service terms with equipment and DIY negatives1.
  • Build a landing page with per-acre ranges, method options (mulching vs full clearing) and a short form.
  • Visit five builders and three land brokers. Bring photos, a price sheet and your erosion control approach6.
  • Call the NRCS office in your busiest county and ask about Brush Management and Fuel Break work and ranking dates8910.

Days 61 to 90Measure and expand

  • Compare gross profit per lead and billed hours by source. Cut sources below break-even.
  • Check county, state forestry and Tribal procurement for wildfire mitigation bids7.
  • Offer past acreage customers a regrowth maintenance visit.
  • Write a burn plan and a no-burn fallback for each county you work in1315.

09Chapter1 min

Bottom line

  • The machine sets the math. In the illustrative example, 75 billed hours a month is break-even, so fill hours, not just the phone.
  • Service terms carry the real intent and higher bids, especially in Texas; equipment searches do not1.
  • Builders need lots that fit their stormwater permit, and acreage owners need the right method. Sell to each separately26.
  • EQIP and wildfire grants can fund brush management, fuel breaks and mitigation, but Brush Management does not cover clearing to change land use78910.
  • Burn rules and burn bans can change a job’s price overnight. Always quote a fallback12131415.

10Questions owners ask5 questions

Questions owners ask

Q01What is a good cost per lead for land clearing?

Work it from your average job and close rate. With an illustrative $6,000 job, a 28% lead-to-job rate and a 40% gross margin, a lead is worth about $672 in gross profit. Single-lot brush jobs are worth less, multi-acre mulching jobs more. Set separate targets for builder lots and acreage work.

Q02Can land clearing companies use Local Services Ads?

Not as a land clearing category. Google's eligible US categories list tree services and landscaping services but not land clearing or excavation, so a company that also does tree or landscaping work may be able to qualify only for those job types.

Q03Will government programs pay for clearing land?

For some work. NRCS's Brush Management and Fuel Break practices can be funded through EQIP, where the statute caps payments at 75% of costs for most producers. Brush Management does not cover clearing to change land use, such as clearing a homesite. Community Wildfire Defense Grants fund community wildfire plans and projects, which then hire contractors.

Q04Can I burn land clearing debris in Texas?

Often, with conditions. Texas allows on-site burning of plant growth from land clearing by the owner or someone the owner authorizes, when the material comes only from that property. Burns must follow timing, wind and smoke rules, plus a distance rule in nonattainment counties, and county burn bans can prohibit or restrict outdoor burning.

Q05Is forestry mulching or traditional clearing better to sell?

It depends on the buyer. Mulching leaves ground cover and suits trails, fire breaks and pasture recovery, but it is not suitable for building sites. Builders need full clearing with stumps and roots removed, plus erosion controls on sites over 1 acre.
